Property information is informational

This site publishes several different kinds of property information, and they carry different weight.

Current listings. Listings shown here come from the Las Vegas REALTORS® MLS through a licensed data feed and are refreshed several times a day. Between refreshes a property’s price or availability can change. A listing appearing here is not an assurance that it is still on the market or still at the stated price.

Historical property information. The records under /homes/ describe past transactions reported to the MLS — sale and lease dates, prices, and property characteristics as they were recorded at the time. They are a historical record, not a current valuation, not an appraisal, and not a representation about a property’s present condition, ownership or value. Records may be incomplete, and older records may contain errors carried over from the original entry.

HOA information. The HOA directory is compiled from public and third-party sources. Associations change management companies, contact details and fees without notifying us. Verify anything that matters with the association or its current manager before you rely on it.

Calculators and tools. Any estimate this site produces — mortgage payments, rental estimates, or similar — is an illustration based on the figures entered. It is not a loan offer, a rent guarantee, a valuation, or financial advice. Actual figures depend on terms we do not control.

In short: treat everything here as a starting point for a conversation, and verify anything you intend to act on.

No professional advice

Nothing on this website is legal, tax, financial, appraisal or engineering advice. Real estate transactions carry consequences in all of those areas, and you should get your own professional advice before committing to one.

Using this website does not create a brokerage relationship between you and Las Vegas Realty, LLC. That relationship begins only when we both sign a written agreement. Sending us a message through this site does not, by itself, make us your agent.

Third-party links and services

This site links to services we do not operate — including our tenant and owner portals and rental applications, which are hosted by AppFolio, and embedded maps provided by Google.
